RULES AND REGULATIONS
As amended and adopted by the Board of Trustees on October 21, 2019.
The Trustees of the Northwoods Condominium Trust, in accordance with the Master Deed and Declaration of Trust, hereby adopt the Rules and Regulations set forth below.
All Unit Owners, Residents, Tenants, and Guests must abide by these Rules and Regulations. Any Unit/Individual found in violation of these Rules and Regulations will be subject to a fine of $75.00 per violation, until said violation is remedied.
The Board of Trustees is empowered by the Condominium Documents to levy any and all fines as needed. In addition, the Board has the right to approve any variation from the Rules and Regulations to be determined on a case by case basis.
It is the responsibility of all unit owners to obtain and abide by the Legal Condominium Documents. It is the responsibility of any non-residing Unit Owner to supply their tenants/occupants with a copy of all official condominium documents including the Rules and Regulations. All unit owners must forward a signed acknowledgment of these documents to the Board of Trustees. Non-residing unit owners must forward a tenants signed acknowledgment as well.
Monthly Condominium Fees are due on the first day of every month. To avoid a late charge the Board of Trustees must receive your monthly fee by the 15th day of the Month. Late fees will be assessed at a rate of $25.00 a month on the 16th Day of the Month. Unit owners, who are more than 90 days late with their monthly condominium fee, will be subject to legal action and will incur all costs associated with said action including attorney fees, lien charges, and other recording fees
Unit owners are legally deeded Two (2) Parking spaces, the location of which is determined by the Board of Trustees and may be relocated as deemed necessary; vehicles using these spaces must be registered with the DMV, have a valid inspection sticker and be registered with Board of Trustees; all unregistered vehicles will be towed from the property at the owner’s risk and expense. Visitor parking is provided in the center island of Phase I as well as at the entrance of Phase II.
In addition to the above:
- Housing/Units:
- Each Unit owner assumes responsibility for their own safety, and that of their families, guests, tenants, agents, servants, and pets.
- No Unit of the Condominium Association shall be used for any purpose other than personal housing accommodations. No use shall be made of the common areas, except as permitted by the Board of Trustees.
- No Unit shall be used or rented for transient, hotel or motel use.
- Each unit owner is responsible for keeping their unit in a good state of preservation, cleanliness and uniformity.
- No terrace or deck shall be structurally altered, enclose or covered in any way, without written consent from the Board of Trustees
- Deck Requirements:
- Both adjacent units must agree at the same time to make any changes to the deck, and to have them be identical to one another.
- Both decks need to be installed at the same time by the same licensed contractor.
- No deck may exceed a maximum of 143 sq. ft. = 11 x 13 deck.
- Decks may not extend beyond the far end of the house
- All contractors must have the proper licenses and be insured
- Must have all appropriate permits and submitted to the board before construction.
- No deck may have a built-in seat, or pitch to the design
- No deck may have a canopy attached to the house itself; attaching it to the deck may be allowed
- On raised decks stairs may be installed, as long as both units agree to have a common staircase between the two units
- Either pressure treated or composite wood may be used
- The color of the deck must be any variation of cedar
- Only stains may be used on the decks, no paints
- All plans of the new deck must be brought to the board for approval prior to construction
- Any damage to the land around the home must be repaired at homeowners’ cost by the “Northwoods Association landscaper”
- Any and All Satellite Dish installations must be presented to, review by, and approved by the Board of Trustees PRIOR to installation.
- “FOR SALE”, “FOR RENT”, and “FOR LEASE” signs, or other window displays, or advertisements are not permitted in any unit or on any part of the property without written consent from the Board of Trustees.
- Nothing shall be done to any unit or Common Area/Element that would impair the structural integrity of the buildings (inside or out) or that would structurally alter the building or area (Without written permission from the board of trustees).
- Common/Exterior Area(s):
- Automotive maintenance, including oil changes, brake work, and tire repair, is not permitted on the property. Furthermore, parking spaces are deeded to the unit owner to park motor vehicles and bicycles only; no commercial vehicles, trailers, campers, boats or other recreational vehicles are permitted on the property.
- There shall be no obstructions, adjustments, or additions to any/all common areas/elements without prior written consent from the Board of Trustees.
- There shall be no storage units, or storage of any kind, on the common areas/elements without prior written consent from the Board of Trustees.
- It is mandatory to remove all personal belongings (i.e. pools, bikes, lawn furniture, etc) from the grounds DAILY. The Board of Trustees may confiscate items left on the lawn/common areas, and fines will be levied.
- No clotheslines shall be permitted on the grounds.
- The Association does allow pets, provided they do not create a nuisance to the Association. All dogs must be on a leash and accompanied by owner while on Community Property. It is the responsibility of the owner to remove any animal waste left on Northwoods’ property. Fines will be levied on owners who do not pooper scoop. Breeding of pets is not allowed.
- Written board approval is mandatory on any change to the exterior. If the Board does not have a written request for modifying your unit and you proceed without proper authorization you will be charged $75.00 per violation.
- USPS Mailbox at entrance of North Woods Circle – Unit owners/tenants must always keep the front mailbox doors closed and locked at all times. Each homeowner is responsible for the locks and keys of their mailbox for their unit.
- Parking:
- Snow: It is the responsibility of the Unit Owner/Tenant to move any and all vehicles from their parking spaces at the outset of a snowstorm. This is to allow for the plows to safely clear the property. Parking is allowed on the straight away and in visitor parking (Phase I and Phase II). Vehicles remaining will be fined and/or towed the owner’s risk and expense.
- Deeded: Cars are to be parked in between the painted lines of the assigned parking space. Habitual parking ON the lines in such a manner that impedes access to a neighbor’s parking space is against the rules and may result in fines being assessed against the unit.
- Insurance & Legal:
- No Unit owner or Tenant shall permit the storage, maintenance or use of any illegal substance or any item that would increase the rate if insurance for the Association.
- No Unit owner, tenant, or guest shall at any time bring into or keep in a unit any flammable, combustible or explosive fluid, material chemical or substance; except such lighting and cleaning fluids as are customary for residential use.
- Occupancy Turnover Fee:
- Rate: $100
- To be assessed against the unit anytime the occupancy and/or ownership of said unit is changed. The fee must be paid within thirty days of the occupancy turnover.
